A LONG ESTABLISHED TILE SHOP LOCATED IN THE HIGH STREET OF A WELL SUPPORTED PROSPEROUS INLAND EAST SUSSEX TOWN
LOCATION This long established business is located in the High Street of the much sought after town in East Sussex. It is positioned in a good trading position, surrounded by multiple and independent retailers and catering establishments in a well-supported local community, and has been trading from this location for 25years since 1986.
The town has a popular secondary school and serves not only the local population but also the many surrounding villages. The business has the benefit of being located close to various offices and a nearby industrial estate, and there is the further convenience of a free car park nearby and for collections at the rear of the shop.
THE BUSINESS PREMISES The business occupies an attractive lock-up shop unit in a prominent trading position. To the front the shop has an eye-catching sign-written fascia name board and large display windows with a central entrance door leading into the main retail area.
Inside, it is well fitted and equipped for trade with purpose built hanging display units, both on the walls themselves and in a large central gondola, that show the wide range of tiles on offer and which are easily changed and replaced with new ones as the range changes. There is also a wide range of purpose built display racks and the shop also has a further area for the display of a fitted bathroom suite and another area for tile adhesives and glues, etc.
To the rear of the shop is an office/payment area, a small storeroom with racking and shelving to store extra adhesives and samples, etc, a Staff WC and a Kitchenette with fitted kitchen units, stainless steel sink unit and fridge.
A further door to the rear leads out to a private car parking space and providing a handy area for collections, although it is worth noting that in many instances, once ordered, the supplier delivers direct to the client.
TENURE We understand that the premises are held on a secure renewable lease, with the added advantage of on an internal repair only basis, with the current lease running until November 2013 and a current rent of £8,500 per annum, although we understand that the landlord will be happy to offer an extension to the existing lease or new lease, if preferred.
THE BUSINESS The business is easily run by one person, the shop opens from just 9.30-4.00pm Monday-Saturday with ½ day closing at 1.00pm on Wednesdays, leaving scope to increase the trading hours, if desired.
It is has been owned by two partners for the last 7 years and run on a daily basis by one of the partners wife, and with no real advertising or promotion, or indeed a website, the business trades profitably with turnover ranging from in excess of £83,000 to over £108,000 over the last 3 financial years, and shows a reasonable net profit for the little work involved. Turnover to December 2012 was £99,040 excluding VAT.
Furthermore, although not shown in the accounts for the shop itself, both partners are general builders and the shop generates considerable extra business for the partners, which they are either happy to continue to do, or a new owner could either sub-contract the work to a chosen builder/tiler, if requested. Or, if operated by a husband and wife team, if the husband is a builder or competent at tiling it is estimated that the shop generate enough work to provide work in that area on a full time basis. - 3 -
The shop purchasers the tiles from a wide range of between 15-20 different suppliers and the owners, who are now looking to reduce their workload, are happy to provide a new owner with an introduction to these suppliers and handover assistance to ensure a smooth transition to a new owner.
Most of the clients are the general public and the many locals that know the shop, since it has been established over 25yrs, although more trade customers have begun to use the shop recently and this is another area that it is felt offers considerable additional scope to develop.
Stock is kept to a minimum, as clients choose from the range and orders are then made with the suppliers for either collection or direct delivery from the supplier, and is therefore approximately little more than £1,000 at anyone time. |
